Every asset, one register
Properties, owner entities, loans and tenancies in a single, queryable register. Import all ~60 in one spreadsheet — not 60 manual entries.
One source of truth for every property, loan, tenancy, job, dollar and conversation — across hold and flip. Roova joins up what lives in fourteen spreadsheets and six inboxes, and automates the admin bleeding hours out of your week.

The valuations are in one place, the loans in another, the tradie threads in your phone, the receipts in a shoebox and the cashflow in a spreadsheet you’re scared to touch. Running a real portfolio solo means being the integration layer yourself.
Roova doesn’t rebuild banking or valuations — it rents those from the best Australian providers and builds the part nobody joins up: the workflow, automation, intelligence and reporting that run across every asset.
Properties, owner entities, loans and tenancies in a single, queryable register. Import all ~60 in one spreadsheet — not 60 manual entries.
A composite 0–100 health score per property and across the portfolio — built from yield, cashflow, vacancy, maintenance cost, growth and debt. On the roadmap; when it lands, every input is shown and nothing is hidden.
Tenant reports a leak → plumber assigned → quote approved → job complete → invoice paid → expense categorised. The whole story, in order.
Log a job, dispatch to a preferred tradie, keep every quote, message and invoice threaded against it, and let the invoice flow straight into expenses on the right property.
Import transactions by CSV or OFX today, auto-allocated to the right property and ATO category with a review queue you control. Read-only CDR bank feeds are on the roadmap.
“SA holds with yield under 4% and a fixed rate expiring this year.” Natural-language answers over your own data — never trained on it, never leaked. On the roadmap.
Budget vs actual vs variance on every flip, with holding costs captured as you go. Full net profit and ROI arrive with the disposal workflow.
Not really — you still approve the quote. But everything around it is handled, captured and accounted for, without a single thing living only in your inbox.
Your tenant reports it. You log the job against the property in seconds — category, urgency, a photo.
Your preferred plumber for that region surfaces first, ranked by your history. One tap dispatches an editable job message.
The plumber’s email and SMS thread back into the job — not lost in your personal inbox. Quote approved.
Job marked complete. The invoice attaches, becomes a categorised expense on the property, and reconciles against the bank feed.
Decision-support, never autonomy. The plan: you set your own thresholds — yield floors, growth stalls, LVR for equity release, fixed-rate roll-offs — and Roova watches the portfolio, assembling the evidence with sources and dates. It will never buy, sell, refinance or pay on its own. This is a Stage-3 capability, built on the data the platform is capturing now.
Fixed rate expires in 71 days. LVR has fallen to 54% as the suburb grew 9.2% over 12 months — equity-release candidate.
CDR, the ATO, state tenancy law, entity structures and a tax regime that’s about to change — Roova treats these as the foundation, not an afterthought.
You import bank and loan data by CSV/OFX today. Direct read-only CDR feeds via an accredited intermediary are on the roadmap — and there is no payment initiation, ever. Your money stays where it is.
Expenses categorise to ATO buckets today. Depreciation (Div 40/43) and a per-entity accountant pack are on the roadmap for an Australian EOFY.
Roova models CGT and negative-gearing as versioned, date-effective rule-sets — so the 1 July 2027 changes are a config update, not a rebuild.
Tenancy law, land tax and compliance differ by state. State is a first-class attribute, ready to drive the right rules per property.
Personal, joint, company, SMSF or trust — each property maps to its legal owner, because tax and land-tax thresholds depend on it.
Hosted in Australia, Privacy Act aligned, with bank-grade isolation between every investor on the platform.
Straight answers on control, banking, tax and data.
No. Roova is decision-support, never autonomy. It is built to assemble the evidence, flag candidates and explain why — and you operate every Act, Dismiss or Snooze (the decision-support flags are a Stage-3 capability on the roadmap). Banking is strictly read-only, and decisions record your rationale as an audit trail.
Today you import bank and loan data by CSV or OFX — read-only, with no payment capability. Direct read-only feeds through Australia’s Consumer Data Right (via an accredited aggregator) are on the roadmap, and there will never be a payment capability.
No — it’s built to feed them. Roova is your operating layer; a clean per-entity, per-financial-year accountant pack and Xero/MYOB sync are on the roadmap. Tax outputs are estimates with disclaimers, not advice.
Yes. Multi-tenant isolation is enforced at the database layer with Postgres row-level security, not just in the app — and it is tested with hostile cross-tenant access on every release. A forgotten filter returns zero rows, never someone else’s.
Import them in one go from a documented spreadsheet template. Valid rows create properties; invalid rows are reported with line numbers and reasons; nothing commits until you confirm the preview.
We’re giving 10 established Australian investors — people running 5 or more properties — free founding access to Roova, for life. In return, we ask one thing: honest feedback that shapes what we build.
